Australian Reverse Mortgage Certification Program Extended to Financial Planners

image The Senior Australians Equity Release Association of Lenders (SEQUAL) expects to  see about 1400 financial planners qualify as reverse mortgage specialists under its FPA training program by mid 2010.  The association launched its training program in August last year and according to Investor Daily the Financial Planning Association is committed to rolling the program out to its members.

SEQUAL currently has about 1400 reverse mortgage certified specialists, consisting mainly of brokers.  "I hope to see that number to double in size next year, and for it to better represent planners as originators and settlers of these deals," SEQUAL chief executive Kevin Conlon said.

With the National Reverse Mortgage Lenders Association certification expected to be released later this year, I found it interesting how SEQUAL is extending its reach to the financial planning association.

In other Aussie reverse mortgage news, last week SEQUAL published a survey conducted by Deloitte Actuaries and Consultants on the growth of the reverse mortgage market in Australia.  Outstanding loans have grown from $2.02 billion at the end of 2007 to $2.48 billion at the end of 2008, an increase of 23 per cent.

But the settlements of new loans continued to slow, decreasing 28 per cent from $195 million at the end of 2007 to $141 million at the end of 2008.  This trend was already noticeable in the first half of 2008, when settlements declined 34 per cent from $271 million at the end of 2007 to $180 million at the end of June 2008.

Conlon said this reflected the shift in client attitudes from "desire-based" to "needs-based" borrowing.  The change in attitude is also being seen here in the US.

    Hi everyone,

    Settlement is when the borrower hands over the title, the mortgagee is registered and funds are advanced.

    Under new legislation, all mortgage brokers in Australia will need to be licensed by 2010 in order to facilitate home loan credit arrangements on behalf of the clients. The same will also apply to financial planners, who may decide their financial planning licence is all they want, and may not take up the credit licence

    I believe settlements are closings, I know there are a few people from Australis that read RMD, maybe they can help

    I do not know about anyone else but I am troubled by the NRMLA credential program. For a group that declares "we don't sell, we educate" it is odd that so far no one has stated that anyone needs even a high school education to get certified.

    Emphasizing experience is odd. You only need 12 hours of "continuing education", passing a test, and lots of experience. Well, that is great if the experience is consistently good and monitored. But fifty poor originations is 50 times bad habits have been ingrained into the eligible test taker. I doubt if a 500 question test would drum out all those with poor training.

    Can you describe the qualification for getting the Australian credential? Is there an emphasis on experience like there is here?

    I plead my ignorance. What is the "settlement" of a new loan and what is that number decreasing?

    I take it the 23% growth in outstanding RMs reflects not only accrued interest and additional draws by previously existing RM borrowers but also new ones?
